New Construction is Popular. Should you buy new?
There are advantages and disadvantages of building a new home. Here are a few tips.
After exploring some of the newer areas in the Dallas suburbs, one of the first things you will notice is the abundance of new construction. Almost every road in newer areas are peppered with advertising signs pointing the way to the new construction subdivisions. There you will find beatifully decorated "model homes" intended to entice and persuade emotional buyers to purchase a new home. Inevitably home buyers ask themselves, "should we have a home built or buy preowned?" That's a great question. One I have asked myself and have helped other clients sort through.
There are clear advantages and disadvantages of both. Depending on your priorities and personal taste one may be better than the other for your situation. Here are a few of the advantages and disadvantages:
Advantages of a Preowned Home:
• Price: In some areas, preowned homes cost less than new construction
• Included items: Amenities like window coverings are included, saving you money
• Location: Areas that were built out several years ago may be closer to jobs and other critical areas
• Infrastructure: Roads, businesses, etc. already exist in areas that were built out several years ago
• Schools: Schools have a historical track record of good or bad performance
Advantages of New Homes
• Customization: You can choose many of the features in the home and make it your own.
• Price: in some cases it may cost about the same to buy a new home vs. a preowned
• Maintenance: Newer homes do not show any wear and tear and do not require maintenance
• Up to date: New homes are up to date with current real estate trends – better resale potential
• Warranty: New homes come with a minimum 1 year "bumper to bumper" warranty from the builder
• Energy Efficiency: As techonology improves, newer homes often have more energy efficient equipment like HVAC units and plumbing systems
