7 Resale Factors That Will Change The Way You Purchase Your Next Home
A good real estate agent should help protect you from making an unwise home purchase. The "resale-ability" of your home tops the list of concerns.
Practically everyone has heard the top 3 reasons why a property sells --- Location, Location, Location! Well, there is alot of truth to that statement, but here are the other reasons why a property sells.
1. Location - Many times the primary factor is city or school district. Typically chosen due to commute distance or a school preference.
2. Location - We then tend to look for that "best" neighborhood(s) within a particular city or school district.
3. Location - Next, we go for the "best" lot location available within the chosen neighborhood.
4. Condition - Well maintained and updated is the key.
5. Size - The higher the square footage, the better. Only because the square footage of a home is used when computing the market value. (square footage x price/square foot)
6. Uniqueness - The higher the quality of detailed workmanship and materials, the higher the price/square foot will be. Also, the design of the home will play a major role in determining its resale value.
7. Age - The age of a home can never be changed, but pride of ownership always shines through! You will see some neighborhoods appreciate as they get older while others will depreciate. Pride of ownership is the key for long term home appreciation!

It is important to understand that the order is not as important as the content. For instance, a particular home may be found on a nice wooded lot in a particular city that was not the top choice. There are many different scenarios that can be put together to change the order. Whatever order is used, you can bet that the person that comes along someday to buy your home will be considering the same factors!
